Executive recruitment company Monroe Consulting Group Philippines is recruiting on behalf of a property management company with the largest asset in the country. Our highly respected client is seeking a Residential Area Head with at least 5 years’ experience in the property management sector managing a portfolio of real estate assets for the job of Residential Area Head. The job is based in BGC, Taguig City, Philippines. The Residential Area Head will be reporting to the Operations Head. The successful candidate will be responsible and accountable for managing a portfolio of real estate assets. Directly supervising the Property Heads and personnel who in turn will be responsible for the properties clustered along areas of close proximity. Key job responsibilities include: Familiarization with Master Deed and restriction; By Laws; and articles of incorporation of properties Guides and manage the preparation by subordinates, reviews and recommends for approval a consolidated Area Operational Plan and the corresponding annual OPEX and CAPEX budgets for all assets under the assigned area Oversees the implementation of the Asset Plan, OPEX and CAPEX budget, ensures that all committed initiatives are achieved, and actual revenues/expenses are maintained within the approved budget Guides the preparation of a 5-year rolling CAPEX Plan (and the regular update of the same), reviews and recommends for approval and manages the implementation to ensure that cost, timeline and quality are within the set targets/budgets Oversee the regular assessment of the portfolio for risk exposure and guide that the sufficient insurance coverage is always in effect Monitor and ensures that service level commitments and deliveries by all members of the team directly responsible for managing the assets under the assigned area are strictly complied Monitor and ensure annual performance targets for the cluster, allocates accountabilities throughout the cluster and monitor regular (quarterly, semi-annual and annual) performance review of all direct reports and their subordinates In coordination with HRD, undertakes an annual capacity planning for all organic and project personnel as well as the compliment of vendors to maintain staffing within reasonable levels In coordination with HRD and CRC, undertakes an annual competency assessment of departmental personnel, identify proficiency gaps and design a developmental program to address these gaps Monitor the implementation of CHEFS Conduct at least once a week visit per property assigned in the area of responsibility Monitor the regular Emergency Response Plan (ERP) drill for all emergency situations (i.e. fire, earthquake, flooding, typhoons, etc.) of properties assigned in his area Monitor and ensure that all existing vendors have contract in his assigned area Monitor the implementation and compliance of Agency Service Weekly Area Report (ASWAR) and quarterly evaluation Monitor the compliance of all regulatory permits and licenses are updated in the assigned area Monitor the innovative programs that would benefit the tenants, approved by the board Attend the Annual General Assembly (GA) and regular board meeting of properties assigned Conduct monthly meeting with all Property Heads Perform other related duties as assigned from time to time Job Requirements: Bachelor’s Degree in Mechanical/Electrical Engineering, Property Management and other related courses Preferably Licensed Engineer At least five years of related work experience Familiarity with all statutory regulations in property management and administration High level of interpersonal skills and integrity Creative, forward thinker Able to deliver effective results, meet tight deadlines and targets Ability to interact with staff (at all levels) in a fast-paced environment Reliable professional who follows organizational and departmental procedures
